More choice is showing up in Killeen and The Heights

The one fact that changes what a seller should do right now: supply is up. The National Association of Realtors put national supply at 4.9 months as of September 28, 2026, the highest level in over ten years. Parts of this market are already at or above that number. When buyers have more choices, price and condition do the heavy lifting.

Where supply stands across the market

These are Real Estate Data Aggregator counts for the three months ending July 31, 2026. Each ZIP code tells its own story.

Killeen: two ZIP codes, two different reads

ZIP 76542 and 76543 sit at 5.4 and 5.3 months of supply, according to the Real Estate Data Aggregator. That is above the national benchmark. But they are not the same market.

In 76542, the Real Estate Data Aggregator counted 196 homes sold, down 8% from the same months of 2025. Median price slipped 1.2% to $276,720. Homes sat a median of 72 days, five days longer than a year before.

In 76543, sales fell 8.2% to 90 homes, and the median price dropped 4.6% to $188,000. But homes moved faster: 42 days on market, 31 days shorter than a year ago. And 25.5% went under contract within two weeks of listing.

More supply does not mean everything is slow. Some homes in both ZIP codes are still moving quickly. The difference is that the ones priced right are moving, and the ones that are not are sitting.

Copperas Cove: supply matches the national level

ZIP 76522, on the west side near the Copperas Cove gate, hit 4.9 months of supply, according to the Real Estate Data Aggregator. That matches exactly what the National Association of Realtors reported nationally.

Copperas Cove saw 190 homes sold in those three months, down 15.6% from the same period in 2025. Pending sales dropped 29.3%. That is a meaningful slowdown in buyer activity, even as days on market actually got a little shorter.

Harker Heights: tighter supply, but slowing pending sales

ZIP 76548, which covers much of Harker Heights, showed 4.5 months of supply, the Real Estate Data Aggregator reported. That is actually down 0.4 months from a year ago. Homes for sale fell 11.3%.

But pending sales dropped 21.5% from the same three months of 2025. Fewer buyers are going under contract, even with less inventory. Median days on market rose to 63 days, 11 days longer than a year before.

What the national picture adds

Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. That is part of why buyers are moving more carefully. Higher rates mean every dollar of price matters more.

The National Association of Realtors reported that existing-home sales fell 2.0% month over month in August 2026. Year to date through the first eight months of the year, they were up 1.6%. The picture is mixed nationally, and it is mixed here too.

Roughly 15% of U.S. buyers were getting both a price cut and seller concessions, according to data reported in September 2026. That tells you what competing sellers are willing to do. Knowing where your home sits against that is useful before you pick a number.

What this means if you are selling

When supply rises, the homes that sell are the ones priced honestly and showing well. Builder incentives on new spec homes set a price ceiling for resale in the same area. A resale home has to be positioned against what a buyer can get from a builder nearby, including any incentives that builder is offering.

Property taxes here are high, and many subdivisions carry MUD or PID assessments. Buyers are doing that math. A price that looks competitive before taxes can feel different after them.

What this means if you are buying

More supply means more room to compare. You can ask for terms. You are not the only option a seller has, but sellers are not your only option either. Take the time to look at a few homes in the same area before you decide.

If you are relocating to Fort Hood, your commute depends on which gate you use and where on post you work. Many buyers do not know their duty location before they buy. Do not let a ZIP code's distance from the main gate be the only thing that drives your decision.
