Parts of Killeen are moving at very different speeds

Killeen is not one market right now. The Real Estate Data Aggregator counted homes across four Killeen ZIP codes for the three months ending July 31, 2026. The numbers tell very different stories depending on where you are.

The gap between ZIP codes is wide

In ZIP 76543, the Real Estate Data Aggregator put the median sale price at $188,000 and median days on market at 42. That is 31 days shorter than the same period in 2025. Things are moving there.

In ZIP 76542, the Real Estate Data Aggregator put the median sale price at $276,720 and median days on market at 72. That is 5 days longer than a year ago. Sellers there are waiting longer.

Speed tells the real story

In ZIP 76543, the Real Estate Data Aggregator found that 25.5% of homes went under contract within two weeks of listing. That share grew 2.9 points from a year ago.

In ZIP 76542, only 19% of homes went under contract that fast. That share fell 3.8 points from a year ago. Buyers there have more time and more choices.

Prices dipped across the board

No Killeen ZIP saw prices rise year over year. The Real Estate Data Aggregator recorded a 4.6% drop in ZIP 76543, a 1.2% drop in ZIP 76542, a 3.1% drop in ZIP 76548, and a 4% drop in ZIP 76549.

That is the honest picture. Prices are softer. But homes that are priced right for their ZIP are still selling, and some are selling fast.

Inventory is up, and buyers know it

The Real Estate Data Aggregator counted 346 homes for sale in ZIP 76542, up 2.7% from a year ago. ZIP 76543 had 157 homes for sale, up 18.9%. ZIP 76549 had 293, up 9.7%.

More supply means buyers can take their time. That matters most in the ZIPs where days on market are already rising.

The National Association of Realtors put national months of supply at 4.9, the highest level in over ten years. Locally, ZIP 76542 is already at 5.4 months, according to the Real Estate Data Aggregator.

Concessions are becoming normal

Nationally, sellers gave concessions in 44.7% of U.S. home sales in August, according to reporting on Redfin data. That is up from 42.6% a year earlier.

In a market where days on market are stretching, pricing and concessions matter more than they did last year.

Rates are still a factor

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. That affects what buyers can afford and how long they take to decide.

What this means if you own in Killeen

If your home is in ZIP 76543, the market is moving faster than most people expect. Priced right, you have a real shot at a quick sale.

If your home is in ZIP 76542 or 76549, you are in a slower market. Buyers have options. Your price has to be sharp, and builder incentives on nearby new construction set the ceiling for what resale can ask.

The Real Estate Data Aggregator found that sale-to-list ratios are still close to 99% in some ZIPs. Sellers who price correctly are still getting close to their ask. Those who do not are sitting longer.

Also: property taxes in this area are high, and many subdivisions carry MUD or PID assessments on top of the base rate. That affects what a buyer can actually afford at any given price, and it is part of every real conversation about value.
